Wadi Yemm Development and Madinet Masr’s First Entry into the North Coast
The Ras El Hekma area and Egypt’s Northwest Coast are witnessing a major construction and investment boom, recently highlighted by billion-pound contracts and new geographic expansions.
Key developments include the awarding of EGP 12 billion worth of work at Wadi Yemm, Madinet Masr’s first entry into the area, and efforts to accelerate land regularization procedures.
INNOVO and REDCON Secure EGP 12 Billion Wadi Yemm Contract
A consortium comprising INNOVO Building and REDCON Construction has won a tender to execute the DP03 East construction and infrastructure package at Wadi Yemm in Ras El Hekma, in a deal worth more than EGP 12 billion, following strong competition from major regional contractors.
The contract represents the third major agreement awarded by Modon Holding for the development of the city.
The package covers approximately 323,000 square meters of built-up area and is scheduled for completion within 21 months. The works assigned to the consortium include:
-
Luxury residential units: Construction of more than 600 units, including standalone villas and townhouses.
-
Recreational and service facilities: Development of a commercial mall, artificial lakes, community service areas, landscaping works, and road paving.
Wadi Yemm represents Modon’s first luxury residential and leisure destination in Egypt.
The company plans to develop it as an integrated community featuring golf courses and a country club, along with an open-air theater capable of accommodating around 10,000 people.
The consortium brings together REDCON Construction’s local expertise and INNOVO Building’s capabilities, with a focus on applying sustainable engineering solutions during project execution and reducing its environmental impact.
As development continues to expand, residential projects across the area vary in terms of location, components, and construction stages. Explore the top Ras El Hekma projects and their details.

Madinet Masr Enters the North Coast for the First Time in Strategic Partnership with Reedy Development
In a significant geographic expansion, Madinet Masr has entered Egypt’s North Coast market for the first time through a new project spanning 101 acres at kilometer 183.
The project represents the first practical application of its new AMAR platform, which aims to adopt flexible partnership models that move away from traditional real estate development approaches.
The partnership structure is based on a clear division of roles and complementary expertise:
-
Master Developer: Reedy Development will take full responsibility for the project’s development and management, leveraging its field expertise.
-
Sales and Marketing: Doors Real Estate, a Madinet Masr subsidiary, will lead the project’s exclusive sales and marketing, including its commercial positioning and market launch strategy.
Abdallah Sallam, CEO of Madinet Masr, explained that the North Coast represents an important geographic destination for the company and that the AMAR platform provides greater flexibility and scalability by structuring real estate opportunities and selecting the most suitable partners for each project.
Kareem El Reedy, CEO of Reedy Development, said the partnership brings together the capabilities of both companies to deliver a distinctive real estate product suited to customers’ expectations in this strategic area.

EGP 26 Billion Generated from Land Regularization in the Northwest Coast
These major real estate partnerships come alongside broad regulatory and investment activity across the area, as the Egyptian government has collected around EGP 26 billion in revenues from the regularization of land extending from kilometer 120 to kilometer 222 along the Alexandria–Marsa Matrouh coastal road, amid intensive field monitoring by development authorities to ensure that companies comply with approved construction specifications and timelines.
These efforts align with the state’s vision of transforming Ras El Hekma Gulf, Sidi Heneish, and surrounding areas into sustainable destinations operating year-round.
This is supported by an ambitious plan from the Ministry of Tourism to attract major hotel investments and add 7,000 new hotel rooms to the North Coast as a first phase, with the aim of increasing the region’s total accommodation capacity to between 20,000 and 30,000 rooms by 2030.
